Winterize Yourself

The purpose of winterizing your home is to remove water which can freeze from within the pipelines and other areas.

"Winterize Yourself":

Turn off the heat source to the furnace and water heater.

If the water heater is electric or oil, turn off the power at the switch.

If the water heater is gas, you must turn off the gas valve. In most cases, you can turn off the furnace by switching off the electrical power supply.

Close the main water valve or supply to your home. This valve is usually located in the basement or laundry room of your home.

After the main valve has been securely turned off, open (or turn on) all inside faucets -- kitchen sink, bathroom sinks, tubs, showers and laundry room basin -- and all outside faucets. Also, be sure to remove garden hoses from the outside spigots. The purpose of opening all faucets is to drain all water from the pipelines within, and outside of, the home.

Drain the water heater.

Wrap "exposed" pipe with insulation. When water cannot be totally removed from the exposed pipelines, a heat tape can be used.

At the Elms of Charleston’s 2011 Annual Meeting, your Board of Directors presented and approved your operating budget for 2012. Your 2012 assessment has been set at $210.00 each month. Just as last year, your assessment will be billed on the 1st of each month and will be due by January 15th.

Just as a reminder, you can pay your assessment in several ways: 1) Return the coupon for the appropriate month to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your coupon for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. Hello! I hope you're doing well and staying warm. As you may know, yesterday was the last day of hurricane season; and yes, we're all glad it's over. In this weeks blog I have some tips on protecting your home when you travel.

1. Turn off all appliances when you leave. Don't leave the dryer, washing machine or dish washer running as you leave the house. A hose can break or fire can start and no one will be home to turn off the appliance. Water Damage claims are among the most common when people are on vacation.

2. Set Alarms. Remember to turn on your burglar or central station alarms when you leave. Also, pick a neighbor and tell them you're going out of town and ask them to keep an eye on your home. A mistake people often make is to tell everyone they're going on vacation, and even announce it on Facebook. Sounds like an invitation to a burglar, right?

3. Turn off the water to your hoses. Take a few minutes and walk around the exterior of your house and make sure all the hoses are unhooked and water is turned off. Don't forget the interior of your house either; it's never a bad idea to turn off the water supply to your washing machine or dishwasher (if reachable) just to be sure there won't be any leaks.

4. Timers for Lights. Invest in an automatic timer for indoor and outdoor lights so they go on and off at random times, so people think you're home.

5. Close and lock all doors and windows. Common sense, right? However, in the rush around preparing to leave, it's not unusual to leave a back or side door unlocked.

6. Stop your mail and newspaper delivery, or have a friend pick it up for you. Nothing is a trigger for people knowing you're out of town like a pile of newspapers in your driveway. Contact your local post office and newspaper carrier, sometimes there is small charge for this.

First and foremost, change the filters. No matter what your system, no matter if it's during the winter or the summer, spring or fall, make certain that you have a clean filter. They are incredibly cheap, and once you change it the first time, it will be a snap each time after.

Don't be fooled, these filters are not designed to catch every allergen and dust bunny floating into your HVAC system. They simply catch as much as they can. Once they get clogged or dirty, they will allow dust and allergens to be blown right into your home, onto your children and pets. By replacing the filters regularly, you are making sure that you and yours are breathing the best air you can from the vents.

Board Meeting Reminder

As a friendly reminder, we must ask that all owners or their tenants please pick-up after their dogs and keep them under the control of a leash whenever they are outside in the Community. We have had numerous complaints from homeowners that dog waste is becoming a serious problem at the Community.

For the sake of your neighbors and the overall aesthetic of the Community, we ask that owners dispose of dog waste in the proper trash container as soon as the waste is deposited. Failure to pick-up after a pet is not only against the rules of the Community, but the City of North Charleston as well.

CHARLESTON COUNTY, SC (WCSC) - Charleston County residents may want to keep their barking dog quiet and their yard clean after a livability ordinance was passed that will allow people to report neighbors to police if they deem them a nuisance.

One Charleston County council member said that the county had over 1,000 complaints in the past years ranging from barking dogs to over-grown grass.

The ordinance focuses mainly on excessive noise caused by animals, vehicles or neighbors themselves. The ordinance is in place to ensure peaceful enjoyment of private property.

This only applies to people who live in neighborhoods, not those who live in rural areas.

If you believe your neighbor isn't respecting your property or livability, you can report it to the Charleston County sheriff's office or bring a private action to the magistrate judge.

"Now we've got a situation that really ensures that we're all good neighbors," said council member Colleen Condon. "That we have basic livability rights that we can ensure our neighbors rights don't infringe on ours."

If you are found in violation of the livability ordinance, a deputy can write you a citation or a neighbor can take civil action against you in court.

The City of Charleston has a similar ordinance. The fine could be up to $500 dollars or 30 days in jail and in some cases both.

AN IMPORTANT NOTE REGARDING HURRICANES:

All public safety operations in the field will cease once the winds reach a sustained speed of 60 mph. These conditions are risky to the safety of law enforcement, fire and EMS personnel. If you have an emergency during this time, if you are stranded by rising water or if you have chosen to ignore the evacuation notice and then change your mind, once the winds reach this thresh-hold, public safety personnel are not going to be able to assist you. However, the Emergency Operations Center (EOC) will remain operational and as long as you have telephone service, information can be received from the EOC to help you until someone can reach you after the winds calm down. WAITING TO LEAVE MAY JEOPARDIZE YOUR LIFE AND THE LIVES OF OTHERS. Once the wind speed reduces to below 60 mph, public safety crews will once again respond to emergency call.

Alligator Safety Tips

Safety Tips

• Closely supervise children when they are playing in or around water. Never allow small children to play alone near water.

• Leave alligators alone. State law prohibits killing, harassing or possession of alligators.

• Never feed or entice alligators-it is dangerous and illegal. When fed, alligators overcome their natural wariness and learn to associate people with food.

• Inform others that feeding alligators is illegal and creates problems for others who want to use the water for recreational purposes.

• Be aware of the possibility of alligator attacks when in or near fresh or brackish water bodies. Attacks could occur when people do not pay close enough attention to their surroundings.

• Alligators are most active between dusk and dawn.

• Dispose of fish scraps in garbage cans at boat ramps or fish camps. Do not throw them into the water. Although you are not intentionally feeding alligators when you do this, the end result can be the same as feeding.

• Do not allow pets to swim, exercise or drink in waters that may contain alligators or in designated swimming areas with humans. Dogs are more susceptible to being attacked than humans because dogs resemble the natural prey of alligators.

• Never remove an alligator from its natural habitat or accept one as a pet. It is illegal and very dangerous to do so. Alligators cannot become tame in captivity, and handling even small ones can result in injury.

• Observe and photograph alligators only from a distance. Remember they are an important part of South Carolina’s natural history as well as an integral component of freshwater ecosystems.

• Seek immediate medical attention if bitten by an alligator. Alligator bites often result in serious infections.

Collections Statistics

One of the most unpleasant aspects of management of a Homeowners Association is collection of Assessments. Your budget requires full funding in order to meet the expenses of the Association, which include insurance, grounds and building maintenance, pool maintenance, utilities, taxes, reserves etc. The only significant source of funds is member Assessments. If payment is not made, collections progresses in accordance with the Association’s Governing Documents through a series of letters and fees, Recording of a formal Lien with the County, progress through County court to secure a personal judgment for the balance owing, possible seizure and sale of property through the County Sheriff…

Should these considerable efforts not succeed, the Association may only be left with costly legal action toward foreclosure of the home.

While these steps may sound drastic and unpleasant, and they are, collection of 100% of Assessments is necessary to balance the budget. There are no “bailouts” and the Association has limited options. Failure to collect the amounts necessary to balance the budget require one of these options: Special Assessments to the well-paying owners to cover those who don’t pay, further cutting of services or insurance (higher risk to owners), borrowing from necessary reserves (delays the inevitable) or increasing Assessments to everyone… None of these are good options, particularly since the budget is already very VERY lean…

Just like every household is doing its share of belt-tightening, every Homeowners Association in this economy is facing this challenge. Your Board and management are working diligently to keep YOUR fees low and we are focused on fairness. It is fair that everyone pay their share so that you don’t have to make up for those who choose not to pay. Nationally, the average delinquency is over 13% but due to focused efforts, your Association is in far better shape. This figure is improving as we progress. Here are the current collections statistics:

2.5% Homes greater than 3 months behind in Assessments
2.5% Homes with liens recorded with the County
2% Homeowners in the County Court Judgment process (some served by Sheriff, some by Private Process)
.5% Homeowners with the Association’s attorney

Policy for Elms Residents

Requesting to Enroll in Non-Credit Classes
An Elms resident is defined as a person 55 years of age or older who owns a home in The Elms of Charleston or is a spouse of a homeowner and permanently resides there.

The following requirements apply:

1. One class per semester to any Elms resident at no charge.

2. A maximum of two Elms residents will be approved for any one class.

3. The opportunity to take a class at no charge is on a space available basis and will be approved by the Registrar.

4. An Elms resident enrolled in a class will not earn credit of any kind by taking the class.

5. Only courses on the Approved Course List for Elms Residents are available for enrollment under the policy.

6. Elms residents are responsible for purchasing their own books and supplies for the class.

7. Elms residents are taking the class for personal enjoyment and are not required to complete assignments or tests in the class, nor will the instructor include their work in grading.

8. Elms residents are free to engage in class discussions as the opportunity arises, but are not permitted to do so in a way which monopolizes the discussion or disrupts the normal course instruction.

9. Elms residents may be barred from continuing in a class if, in the judgment of the faculty member, they are causing a distraction or disruption.

The pine straw application is almost complete. The Board requested additional bales to be put down to ensure a thick application is applied throughout the community.

The pool is scheduled to open this week, a delay in the opening was due to the pump. The pump broke down and new one had to be ordered. The new pump was installed yesterday and the pool is tentatively opening tomorrow. The certified pool operator will need to perform the final inspection to allow the pool to open.

The Board of Directors will be meeting in the clubhouse next Tuesday, May 17, 2011 at 10am. We encourage all to attend.

Planted Earth is in the process of laying down the pine straw throughout the community. The Board has directed them to put down a much heavier coat than last year.

The pool is scheduled to open tomorrow. The renovation of the pool was completed last week and the pool needed several days to balance the chemicals to ensure it is safe for swimming. The Board is in the process of purchasing new pool furniture.

The next Board meeting will be held on May 17th 2011 at 10am in the clubhouse.

The pool renovation project is scheduled to be completed by April 15, 2011. The pool is scheduled to open on May 1st 2011. We hope everyone will enjoy the new pool area.

The front entrance of the clubhouse is still in the process of being completed. Two of the four columns are being replaced as well as the resurfacing of the floor. We ask that you bear with us during this project.

The pine straw will be applied starting on April 13, 2011. The spring application will be much heavier than last fall’s application.

I would like to provide you with an update on the front entrance of the clubhouse project. Two of the columns are being replaced. Also, the concrete will be torn up and the Board is looking into having either tile or pavers installed. This project should be complete by May 1st.

Pine straw will be installed throughout the community starting April 4th. The Board decided to lay long needle pine straw which will provide a beautiful appearance.

The front entrance of the community has been successfully surveyed. The Byers Group is in the process of designing a plan for the landscape. We expect to have the plan executed by May 1st 2011.

The pool project is well underway. This Saturday the front entrance to the clubhouse will be sandblasted and I ask that all residents use caution while visiting the clubhouse.

Community Updates

The renovation of the pool is well underway. The estimated completion of this project is March 30th 2011. The Board approved yesterday to have the clubhouse entry way repaired. The repairs will consist of removing the red tiled concrete and re-pour the concrete with a new fresh color along with re-pouring the concrete ramp level with the tile. Charleston Decks will be completing this work. The Board also approved this company to repair the columns on the clubhouse entry way as well as an area of the roof right above the columns.

I am excited to announce the Board has hired a landscape architect, Byers Design Group, to design a plan for the front entrance of the community. This project will begin this week and take about 6-8 weeks to complete.

The Board is also in the process of seeking bids for a heavy pine straw application in March 2011.

A few years ago Charleston County Parks & Recreation started a program to fence in Wanamaker Park. At the present time that fence extends to the back of the apartments. The park plans to extend that fence by about 800 more feet. The property line between the Elms and the park in the area has been surveyed, marked, and work is planned to begin on Friday of this week depending upon weather.

From the fences present location the fence will extend to approximately the back of the house at the end of the cul-de-sac on Hackney. People in this region are aware of this. At the present time there are no plans to extend the fence any further. The park's main concern is a fence between the apartments and the park.

The fence that the Elms erected between Hackney and the apartments extends approximately 10 to 15 feet onto park property. The park is going to cut off this excess and connect the fence to the one that the park erects. This will be at no cost to the Elms. Although not directly stated, our fence may actually be of benefit to the park since it will prevent someone from the apartments going around the end of the park's fence into the park. Apparently some apartment occupants have been trashing the park for awhile.

The Greenery has kicked off 2011 with the start of their maintenance contract with the Elms of Charleston. So far, we have had a smooth transition. Should you have any questions or concerns please remember to leave them in the white box in the library of the clubhouse or come visit me in the HOA room in the clubhouse on a Tuesday between the hours of 9:30am to 12pm.

The Board is in the process of reviewing bids to revamp the landscape at the front entrance of the community. This is a project that is in the 2011 budget and should begin during the spring season.

CHRISTMAS and HOLIDAY SAFETY

Christmas and the holidays are an exciting and busy time but with all the joys of the holiday season come potential safety hazards that can cause injury or even death. Help prevent injuries at Christmas and during the holidays by following these tips:

1. Christmas tree safety begins with the selection and purchase of a fresh tree. When buying a live pre-cut tree, make sure the tree is still alive and healthy. A fresh tree is green, needles are hard to pull from the branches, and when bent between your fingers, needles do not break. Pull on the needles. The trunk should be sticky and the limbs should be very flexible. Lift the tree and bounce the cut end on the ground, if a bunch of needles come tumbling off, it isn’t a safe tree to take home.
2. When you get the tree home, cut off the bottom two inches of trunk to expose the fresh wood. This will create a fresh, raw cut for the tree to soak in water, allow for better water absorption and helps keep your tree from becoming a fire hazard.
3. Keep your tree well hydrated. Keep the water in the stand well above the fresh-cut bottom of the trunk.
4. Christmas trees dry out with heat, so place your tree away from heat sources such as fireplaces or heater vents.
5. When purchasing an artificial tree, look for the label “Fire Resistant”.
6. Unplug the lights and decorations when you are not home.
7. Check each set of tree lights for frayed wires, broken bulbs and loose connections.
8. Never run electrical cords under the carpets or rugs, over nails or in traffic areas.
9. Before using lights outdoors, check labels to be sure they have been certified for outdoor use. To hold lights in place, string them through hooks or insulated staples, not nails or tacks. Never pull or tug lights to remove them. Plug all outdoor electric decorations into circuits with ground fault circuit interrupters to avoid potential shocks.
10. In homes with small children, take special care to avoid decorations that are sharp or breakable, keep trimmings with small removable parts out of the reach of children to avoid the child swallowing or inhaling small pieces, and avoid trimmings that resemble candy or food that may tempt a young child to eat them.
11. Remember that mistletoe, holly berries and Christmas cactus are poisonous if swallowed.
12. Use care with “fire salts”, which produce colored flames when thrown on wood fires. They contain heavy metals that can cause intense gastrointestinal irritation and vomiting if eaten.
13. Do not burn wrapping papers in the fireplace. A flash fire may result as wrappings ignite suddenly and burn intensely.

As the Thanksgiving and Christmas season approaches, the Charleston Police Department wishes to assure you and your neighbors that we are taking measures to combat and prevent the normal increase in criminal activity which occurs this time each year. We also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday.
Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them.
A particular problem this time of year is theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur, and some types cannot occur at all.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM.

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. (CPD Dispatch 577-7434)
• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft.
• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Have a wonderful holiday season. Remember, most crimes and accidents are preventable. Officers are working hard to locate and stop crime, but everyone must do their part to lower their risk.

Home heating comes from a multitude of sources. Often time’s residents will supplement their main heating system with alternative heat sources such as fireplaces, wood stoves, and portable fuel or electric heaters. It’s important to reach residents in your communities early with alternative heating fire safety information so you can stop the fire before it starts.
Heating is one of the leading causes of home fires in the United States. Over 25 percent of these fires started due to improperly maintained heating equipment.
Tell residents that following a few simple safety tips can make all the difference:
• Have chimneys professionally inspected and cleaned each year;
• Ensure wood stoves are properly installed;
• Make sure space heaters are kept at least three feet away from flammables and have an emergency tip-over, shut-off control;
• Use a glass or metal screen in front of the fire¬place to prevent sparks from igniting drapes, furniture, and carpets; and
• Never use a range or oven to heat your home.

TIPS FOR TRICK-OR-TREATERS
Carry a flashlight with you for visibility.
Always stay in a group with an adult!
Never enter a stranger’s house or car for a treat!
Always walk on the sidewalk. If there is no sidewalk, walk on the grass away from the street.
Look both ways before crossing the street and if you are wearing a mask take it off.
Wait until an adult can check your candy before you eat any of it.
Only accept treats from neighbors or friends you know!

TIPS FOR PARENTS
Plan costumes that are bright and reflective! Consider adding more reflective tape to costumes + trick or treat bags. Always carry flashlights.
Masks can limit or block eyesight, consider makeup or cut the mask eyeholes bigger so they can see. Remind children to remove their masks to cross the street!
We recommend that children do not use props like guns, knives, or swords.
However, if they are used, make sure they don’t look real!
Clear hazards from your property. Remove obstacles such as flower pots and garden hoses, so children won’t trip on them rushing from house to house.
Remind your children not to eat the candy until an adult has checked their treats!
Your child’s school may be having a Halloween party. Call the School and ask.
Please explain to children the difference between tricks and vandalism.

TIPS FOR BUSINESSES/MOTORISTS
Heighten your awareness and be cautious of purchases that may have the potential
to cause personal injury or property damage – such as paint ball guns or large quantities of eggs.
Drive slowly and cautiously through your neighborhoods. Remember children may not look before crossing the street.

Hurricane Preparedness

The tropics are active so it’s a good time to review some important hurricane preparedness tips.

YOUR OUR HURRICANE PLAN:

_ Have a practice drill to determine what everyone’s responsibility will be.

_ Check all fire alarms, smoke alarms, etc. for proper operation.

_ Know your evacuation routes and determine which route you will use should an evacuation order be issued.

_ Determine in advance your evacuation destination. If you will not be staying with a friend or family member, make hotel reservations at this location as soon as a “watch” is issued. Remember, that during an evacuation several towns may be evacuated at the same time and hotels will fill up quickly in all surrounding areas. Reservations can be cancelled.

_ Make a decision about vehicles. If you have more than one vehicle and will not be taking all of them with you determine where the other vehicles will be left during the storm.

_ Make a decision about boats and other recreational vehicles.

_ If you have pets, determine whether they will evacuate with you or be placed in a shelter.

_ Have a list of phone numbers, such as family members, doctors, employers, insurance company’s, etc.

_ Make arrangements for extra cash on hand.

_ Catalog all personal items NOW. Include description (brand name, model number, age, purchase price, place of purchase, etc.) Take a picture of everything and make two copies of the pictures and lists. Keep one copy with you and send the other to a relative or friend out of town. Never give the insurance company the only copy.

_ Have a secure place for all valuables & documents that you will need to take with you, such as birth certificates, property deeds, insurance policies, etc.

_ Determine an out-of-town person who can be a “point of contact” to communicate messages if communications are down for an extended period of time.

_ Prepare and maintain a “Hurricane Kit” (a list of recommended supplies is included). It is recommended that you have approximately 7 gallons of water for each person and food supplies for a minimum of 2 weeks.

_ Check all flashlights, battery operated radios & TVs, and other supplies in your “Hurricane Kit” for proper operation.

_ Evaluate your home to determine if you can make improvements that will provide better protection. If you have an older home, getting a professional opinion about updated building codes, etc. may be helpful in determining beneficial improvements.

_Secure any porch/patio furniture

AN IMPORTANT NOTE:

All public safety operations in the field will cease once the winds reach a sustained speed of 60 mph. These conditions are risky to the safety of law enforcement, fire and EMS personnel. If you have an emergency during this time, if you are stranded by rising water or if you have chosen to ignore the evacuation notice and then change your mind, once the winds reach this thresh-hold, public safety personnel are not going to be able to assist you. However, the Emergency Operations Center (EOC) will remain operational and as long as you have telephone service, information can be received from the EOC to help you until someone can reach you after the winds calm down. WAITING TO LEAVE MAY JEOPARDIZE YOUR LIFE AND THE LIVES OF OTHERS. Once the wind speed reduces to below 60 mph, public safety crews will once again respond to emergency call.

HVAC Maintenance

The most common method of cleaning, is to gain access to your drain line... whether that is within a cleanout or from inside the evaporator coil drain pan, and simply flush the line with either compressed air or a water hose, forcing everything from the inside to outside. (Never flush water from outside the home, to the inside of the unit, a mess will occur!)

If you don't have access to an open end of the drain from inside, you may need to disconnect or cut the drain line to perform the cleaning. This should be done at least once every year and more often in areas where you use air conditioning more than 6 months of the year! Doing so will prevent the AC drain from leaking water into the home!

AC Drain Clean Out

If your home is equipped with a central air conditioning system you may have noticed a drain line on the outside dripping water near the air conditioner. This line drains condensation from the inside air handler to the outside. If this line clogs (usually from algae) it can cause water damage inside the house.

You can prevent a clog by simply pouring a cup of household bleach into the line from the inside. To remove a clog once it has occurred, attach a wet/dry vacuum to the drain line outside (removing the paper filter first) and suck the clog out.

These fees may seem like an added—or even unnecessary—expense; but, in the long run, the additional cost will be less than the losses we would face without professional help. Consider the advantages:
Professional Expertise: It takes more than a green thumb to maintain attractive and functional landscaping. Our contractor employs professional staff and trained labor crews. This expertise translates into a cost-effective and successful landscape maintenance program for our community.

Why Scoop the Poop?

Besides being a nuisance, uncollected dog waste is a serious problem for our association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts:

1. The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our association could be fined if dog waste goes uncollected.

2. Uncollected dog waste may lead to a special assessment. If fined by the EPA, the association could face a potential special assessment that would be levied against all members—not just dog owners.

3. The appearance and quality of the common areas are known to affect home sales—not just whether and for how much they sell, but how quickly.

4. The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the association.

5. Uncollected dog waste spreads disease and attracts rodents who feed on pet waste.

Due to the extreme hot weather, we have been experiencing algae outbreaks in many community ponds. Please understand we are working diligently with the lake management company to rectify or prevent any issues. Ponds are chemically treated on a monthly basis however, the extreme weather changes in recent months have taken its toll on the ecosystems in these ponds. Late spring and early summer are the most difficult times to maintain consistency in the ponds. By late summer, the ecosystems should be balanced but cannot be guaranteed.

Charleston County Hosts 2010 Earth Day Festival on April 17

Festival will be from 11 a.m. - 3 p.m. at Park Circle in North Charleston

Charleston County’s Environmental Management Department will host the 2010 Earth Day Festival on Saturday, April 17, from 11 a.m. - 3 p.m. at Park Circle in North Charleston.

The County’s 11th annual Earth Day Festival is a celebration of Charleston County’s environmental community. The festival provides educational opportunities highlighting Charleston County’s environmental challenges and successes.

The pool will open on Wednesday April 7th 2010. The pool opening was delayed 6 days due to mandatory DHEC regulations that had to be met prior to the pool opening.

An important tip-

Door to Door Solicitors

Charleston residents are reminded to be aware of door-to-door sales people, particularly “magazine sales”. Usually the concerns about these individuals are property / financial-crime related, but the possibility of a physical assault should not be ignored.

Tips:

1. Post a NO SOLICITING sign on your front door, and maybe another in the yard. (One at the front of the neighborhood is not enforceable)

2. DO NOT Open the door to ANY strangers

3. If someone claims to be from a utility or law enforcement, Request to see ID (through window) and look for an official vehicle.

4. If they are “selling” anything, know that it is perfectly fine to tell them you are not interested, to please leave.

5. If you are interested, request to see their Peddler’s Permit from the City of Charleston (again through the window - see info below).

Know that solicitors are probably breaking the law if they do any of these:

1) Knock IN SPITE of a NO SOLICITING sign

2) Do Not have a City Peddler’s Permit with them(and their company is to

have a Business Permit)

3) Tell you the magazine sale can be donated to be delivered to a charity

(like the Boys & Girls club, etc)

4) If they use ANY High Pressure or Intimidation or will not leave

What to do:

Call the Police and give a description of the subject

and their direction of travel, so an officer can interview them. (Ask to speak to the officer so he can get more details). If they are operating within the law, you'll be advised. If not, they will be dealt with accordingly

The National Association of Letter Carriers Food Drive happens every year on Mother’s Day weekend. All of the food that is collected, last year it was 100,000 pounds, comes to the Lowcountry Food Bank and Amy Kosar is in charge of the coordination of the efforts. She is trying to make sure that there is as much awareness as possible. It is so easy, all you have to do is leave a bag of food at, in or by your mailbox and the letter carrier picks it up and brings it back to the local post office. Attention Charleston County residents: In March 2010, census forms will be delivered to every resident in the United States.

The federal government disperses funds for a number of local projects based on how many citizens reside in our county. If you don't return the form, you may receive a personal visit from a census taker. The government cannot move forward with certain programs and initiatives until everyone in the United States is counted. Census information affects everything from the number of seats we have in U.S. House of Representatives to which new industries may consider relocating to our area.

When you fill out the census form you're making a statement about what resources your community needs going forward. Let your voice be heard.

In the last few days a subject was in the Northbridge area apparently trying to solicit for windshield repairs/replacement. The reporting resident advised he was very persistent.

From Charleston Police - Warming up your car? Things to consider

With the long cold-snap we are predicted to have the next week or two, and through the winter, many people will feel a need to "warm-up" their car in the mornings. Some do it to make it more comfortable for children or themselves; some to get the ice off the windshield; some just to make the car run right.

We highly recommend against leaving a vehicle running and unattended, as this opens an opportunity for the car to be stolen, even in a "safe" neighborhood. On city streets it is unlawful to do it for more than a few minutes, just for this reason.

If you still decide to pre-heat your vehicle (again, we discourage this), please remember that you need to also take steps to keep it from being stolen.
Lock the doors, keep visual observation
Use a CLUB or similar steering-wheel lock (separate the keys)
Block the vehicle in with another car.
Maybe now is the time to clean out that garage and keep the car inside…

The Board approved for the front gate to be placed on steel posts. This should alleviate the some of the weight on the gate in hopes to decrease the repair costs for the upcoming year.
Bob Whistine was appointed Vice President at the Board meeting on August 20th.
The flat screen television has been installed in the clubhouse for the owners to enjoy.
